Planning permission or planning consent is the permission required in order to be allowed to build, extend or change the use of land or buildings. Planning permission can be one of the biggest hurdles in the whole process and, depending on your ideas and plans can either be very simple, or very difficult.
Once your planning application has been submitted with the Local Authority it can take between 8 and 12 weeks to get a decision depending on the scale of the proposals. Many planning applications are decided by the planning officer after consultation with neighbours and relevant consultees like the Highways department.
Sensitive or larger schemes may be decided by planning committee who are elected members of the Local Authority. Assuming planning permission is achieved the next stage prior to building work being able to commence it to ensure the plans comply with Building Regulations.
