Eakring Mill House

Extension & Remodelling of Historic Farmhouse in Eakring, near Southwell

Project Overview

MO Architects, based in Nottingham were appointed to remodel and extend a historic farmhouse in Eakring, near Southwell — a characterful period property set within a conservation area in Newark and Sherwood District Council's jurisdiction. The project involved the sensitive refurbishment of the existing dwelling alongside a contemporary extension, reworking dated and poorly arranged accommodation into a comfortable, modern family home while retaining the building's historic character.

A central part of the brief was the environmental performance of the property. The whole building was thermally upgraded and insulated throughout, significantly improving energy efficiency and comfort while respecting the constraints of the historic fabric - a careful balance between modern sustainability standards and the breathability and detailing appropriate to a period building.

The scheme also included the conversion of an existing barn into a dedicated studio and home office, providing flexible workspace separate from the main house while retaining the agricultural character of the original outbuilding.

Planning Strategy & Site Constraints

Working within a conservation area meant early engagement with Newark and Sherwood District Council was central to the strategy. The contemporary extension was presented as a clearly subordinate, well-detailed intervention — distinct from the farmhouse rather than a pastiche of it — supported by a design rationale showing how the scheme preserved and enhanced the area's character. The barn conversion retained the outbuilding's agricultural form, while the whole-building thermal upgrade was framed as sympathetic to the historic fabric, balancing energy performance against the breathability of a period building.

The principal constraint was the conservation area designation, which limited scale, massing and materials and required the new work to read as secondary to the historic farmhouse. The character and condition of the existing building shaped a careful, fabric-led approach to insulation and remodelling, while the barn conversion needed to preserve its agricultural character alongside a functional modern workspace — improving living and working accommodation without compromising the property's rural identity.

Balancing Design Quality and Site Value

A central aspect of the project was delivering a home that met the client's brief in full — the sensitive remodelling and extension of a historic farmhouse in Eakring, near Southwell, designed to support modern family life while preserving the character of a period home within a conservation area.

The planning-led approach adopted by MO Architects from the outset allowed the project to:

  • Present the contemporary extension as a clearly subordinate, well-detailed addition to the historic farmhouse

  • Navigate Newark and Sherwood District Council conservation area policy effectively from day one

  • Upgrade the whole building sympathetically, balancing energy efficiency against the breathability of historic fabric

  • Convert the existing barn into a studio and home office while retaining its agricultural character

  • Deliver a home that respects its rural setting while opening up generous, light-filled living space

The result is a contemporary remodelling of a historic Eakring farmhouse that transforms the property without compromising its heritage or rural context — a home that works as well for everyday family living as it does for working from home, with a sensitively restored period house, a confident contemporary extension and a converted barn studio completing the scheme.

Whether the aim is a bespoke new home, a sensitive remodelling, a barn conversion or a heritage-led extension, early planning advice and a clear design strategy are critical to success — particularly within conservation areas and around period buildings, where the relationship between old and new is central to securing permission.

Client Testimonial

MO Architects understood the farmhouse straight away. They gave us a contemporary extension that's now the heart of the home, kept what we loved about the original, and the barn studio is a real bonus. It feels like our forever home now."  Mr & Mrs Andrews

Design Approach

The approach began with the existing farmhouse — understanding its character, fabric and place within the conservation area before deciding where new work should sit. The design retains the farmhouse as the clear centre of the home, with the contemporary extension treated as a distinct, subordinate addition: unapologetically modern, but quiet in its detailing, with proportions and materials kept sympathetic to the original.

Internally, the layout was reworked to open up light-filled living space and improve the connection to the gardens, while a fabric-led approach to insulation upgraded the whole building sympathetically. The existing barn was converted into a studio and home office, retaining its agricultural character to provide flexible workspace separate from the main house — farmhouse, extension and barn reading as a considered group, rooted in their rural setting but reworked for contemporary family life.

Key design principles included:

  • Historic farmhouse retained as the clear centre of the home

  • Contemporary extension as a distinct, subordinate modern intervention

  • Open plan living reworked for modern family life

  • Existing barn converted to a studio and home office

  • Whole-building fabric-led insulation and thermal upgrade

  • Material palette balancing period farmhouse and contemporary character

  • Conservation-led design responding to Newark and Sherwood planning policy

Outcome

The completed project delivers a sensitively remodelled and extended historic farmhouse in Eakring that fully realises the client's ambition for a forever home — spacious, efficient and designed to work beautifully for modern family life while retaining its period character.

Planning permission was secured from Newark and Sherwood District Council for the works within the conservation area, with the contemporary extension justified through a careful design approach and a considered response to the historic fabric and its rural setting.

The finished home balances a sensitively restored period farmhouse with a confident contemporary extension, creating a house that sits comfortably within Eakring's conservation area while delivering the generous, light-filled spaces — and the converted barn studio and home office — the client wanted.
