Project Overview
MO Architects designed a contemporary rear extension and internal remodel for a detached family home in Mapperley, Nottingham. The goal was straightforward: make the house work better for everyday family life, with brighter open-plan space and a much stronger link to the garden.
Mapperley is an established Nottingham suburb of period and inter-war homes, mature gardens and tree-lined streets, where extensions need careful handling - scale, overlooking, daylight, materials and neighbouring amenity all carry weight with the local planning authority. We developed a design that answered those constraints while opening up what the house could offer.

The Brief
The client wanted a brighter, more practical family home with better living space and a closer connection to the garden. The existing layout - typical of many older homes - separated the rooms, limited natural light and kept the main living areas at arm's length from the garden.
The brief was a contemporary, open-plan extension that improved the flow of the whole house: lighter, more spacious and easier to live in day to day, without losing the character of the original property.
The front of the house was remodelled and extended from a 1960's home to enable internal reworking of the layouts to suit a modern family.
The Planning Challenge
Extensions in Mapperley have to sit comfortably within an established streetscape and respect close boundaries with neighbours. The design needed to add space and light without overbearing adjacent properties, overshadowing them or creating overlooking.
Scale, massing, roof form, boundary relationships and materials were all weighed early, so the proposal responded properly to the property, the site and its surroundings - balancing the client's ambitions against local planning expectations.
The Outcome
The finished project shows how a well-judged contemporary extension can transform an existing family home. The result is a brighter, more flexible house with a genuine connection to the garden - proof that careful design can unlock a property's potential while still respecting planning constraints and local context.

Design and Planning Approach
We introduced a contemporary rear extension that reconnects the home with its garden and creates more flexible living space. Large areas of carefully positioned glazing pull natural light deep into the new kitchen, dining and family areas and frame views down the garden.
Rather than competing with the original house, the extension was designed to complement it - simple forms, considered proportions and a clear relationship between old and new.
Planning matters were built into the design from day one: scale, overlooking, daylight, privacy and the visual impact on neighbours. That kept the scheme both ambitious and realistic.
