If you are planning a new build or replacement dwelling in Newark, Rushcliffe or nearby Nottinghamshire villages, MO Architects can help develop a design that responds to both planning policy and local character.
The Brief
The client wanted a spacious modern family home in a village setting, with open-plan living to the rear, a movie room to the front, and a separate home office above the garage.

The main challenge was securing planning permission for a new home in a location where residential development is typically restricted. A carefully considered strategy was needed to justify redevelopment of the existing site and create a design that responded positively to its rural setting.
Design and Planning Approach
The design takes cues from traditional agricultural buildings, using simple forms and natural materials to create a contemporary home is appropriate to its surroundings.

A planning-led strategy was central to the project. The site had previously been used for agricultural and business purposes, which formed a key part of the planning justification for redevelopment. MO Architects also worked with the local community during the process, helping secure consultation support from the parish council and village school.
This collaborative and careful planning-led approach strengthened the proposal and contributed to a successful outcome.
The completed scheme delivers a high-quality home tailored to modern family life, combining generous open-plan living with dedicated work-from-home space. It also demonstrates how thoughtful architectural design and a strong planning strategy can unlock development opportunities in constrained village locations.
