Modern living, quietly settled into the Lincolnshire landscape.

Set on the Nottinghamshire–Lincolnshire border, within two acres of landscaped gardens, this contemporary zinc-clad country house was conceived as a peaceful retreat for a couple embracing a slower, more considered way of life. The location sits at the meeting point of two counties, where rural character required a sensitive architectural response.

From the outset, the project was shaped by a planning-led, design-driven approach. The house emerged from a design competition linked to a small, high-quality housing development on the wider site, with architectural clarity, landscape integration and policy compliance at its core. MO Architects proposal was selected for its intelligent response to planning guidance while delivering a confident contemporary home.

Working closely with the clients and in dialogue with the local planning authority, the design evolved through a collaborative process, allowing key considerations of scale, massing, materiality and landscape impact to be resolved through design.

Designed as a forever home, the architecture is quietly confident, balancing modern precision with long-term practicality. The zinc exterior was chosen for its durability and subtle weathering qualities, allowing the building to soften into the landscape over time with minimal maintenance.

Internally, natural light and views are carefully framed. Generous glazing draws seasonal change deep into the plan, while the largely single-storey layout prioritises ease of movement, accessibility and comfort.

Rooted in careful planning and collaboration, the project demonstrates how contemporary architecture can sit comfortably within sensitive rural settings — purposeful, enduring and connected to place.
